The Beams process

  • 1. Plan

    Meet your planner and receive a project proposal with accurate timelines and cost estimates informed by over 4,000 UK construction projects.

  • 2. Design

    Create a new space that’s beautiful, functional and ready to build with one of our interior designers with an average of 15 years industry experience.

  • 3. Procure

    We’ll order your chosen materials and organise batched deliveries at the right times to minimise disruptions and keep your project on track.

  • 4. Build

    Get matched with a fully vetted, top quality contractor to bring your space to life, with build support at every milestone from demolitions to sign off.

Plan

2-4 weeks

  • Take our Get Your Estimate quiz and answer 12 simple questions about your renovation project to get started. We'll create a personalised project dashboard for you where you'll receive updates about your project's progress and upload photos and floorplans to share with your planner.

  • Meet your dedicated planner on a video call to discuss your project's requirements. They'll get to know you, your objectives and discuss the detail we need to produce a bespoke project proposal. Where needed, our planners will consult with our in-house designers, architects and build managers to ensure the timeline and cost estimates in your proposal are as accurate as possible.

  • Next, you'll receive your project proposal which will include materials and construction estimates, a detailed scope of work and placeholder materials list. Our pricing is based on 4,000 UK construction projects and on average, our homeowners go on to spend within 2% of their planned spend. No lowballing to get you through the door, no spiralling costs later.

  • We conduct a 3D scan of the room(s) you're renovating during a site survey at your home before your first design call. This scan produces a high-fidelity digital twin of your space, accurate dimensions of every wall, floor and ceiling and technical drawings to set your project up for success.

Design

2-4 weeks

  • Our interior designers have an average of 15 years industry experience and closely consult with our procurement and build teams to address any technical or logistical challenges early on. With their support, you can feel confident that your final design is not only beautiful, but buildable and practical.

  • You’ll share design inspiration with your designer via your project dashboard and collaborate together on 3 video calls to:

    • Problem-solve your layout: to make the best use of your space

    • Refine your aesthetic vision: with expert advice and our curated catalogue of trusted brands and suppliers

    • Optimise your budget: with plenty of product and materials options

    • Avoid costly design mistakes: to minimise risk of future rework

  • At the end of the design process, you'll receive a final design proposal which includes:

    • High-quality 3D renders that visualise your new design

    • Technical drawings that detail every measurement and product placement

    • Comprehensive materials list checked for completeness and compatibility

    • Transparent cost breakdown for materials and construction with all changes vs your initial estimate tracked for visibility

  • When you’re happy with everything in your design proposal, you’ll approve it and your materials and construction costs are fixed at this point.

    Costs will only change after design sign off if you change the scope of your project (e.g. you add an extra room) or if we encounter unforeseeable site circumstances while completing the work (e.g. we take up the tiles in your bathroom and discover the subfloor underneath is rotten and needs to be replaced).

    Less than 1 in 3 Beams projects see a cost increase due to unforeseen site circumstances and the increase in project value in these cases is under 4%.

Procure

2-6 weeks

  • After approving your final designs, you’ll make your materials payment and our procurement team will begin to order your selected products, from tiles and lighting to valves and hinges. We’ll advise you on the longest lead time item in your materials list and set a target break ground date based on how quickly your materials can be delivered to site.

  • At this stage, your designer and our build team work together to prepare your project’s build manual. This document includes everything your builder needs to know to bring your designs to life, including plumbing and electrical plans for your build team to execute.

  • We work with distributors and established suppliers where possible to co-ordinate and consolidate deliveries. Our procurement specialists liaise with your build team to deliver items to site in batches when they are needed to minimise disruption and keep your project on track.

  • If any of your chosen products are out of stock, damaged, or delayed, we handle replacements or suggest suitable alternatives to keep your project on track. And if a product doesn’t meet expectations, we facilitate refunds and exchanges at no extra cost.

Build

6-12 weeks

  • Every Beams contractor has passed a 6 stage onboarding programme and has been shortlisted from the top 1% of the Federation of Master Builders. We’ll match you based on project scope, location and availability. After you’ve met at build kick off, you’ll both sign a home improvement contract to minimise risk and resolve any potential disputes.

  • The construction phase of your project is broken into 6-8 milestones, depending on room type, from home protection and demolitions to snagging and sign off. Our build managers attend key project milestones, including kickoff and final snagging, and will visit as required to help resolve challenges during construction.

  • At this stage in the build, your new space will be practically complete and fully usable. We’ll recommend regular use over a couple of weeks to identify any issues or imperfections that may need fixing, such as paint touch-ups or handle alignment.

    It's common to have around 20 snagging items to address and you’ll work with your build manager to compile a comprehensive list for your builder to resolve before project sign off.

  • When all snags are resolved and you are happy with your results, there is a three way sign off on the project agreed by yourself, your contractor and Beams. All workmanship has a one-year warranty so you can enjoy your new space safe in the knowledge we’re on hand to help over the next 12 months.
